Tips on using the MLS Search ToolUsing the "Search MLS" button on my website is a great way to get an overview of prices or check availability in a particular condominium or subdivision. Below are some tips that can help you create searches that produce the best results. 1. You can search only one property type at a time. Be sure that the property-type field at the top displays the appropriate property type for your seach: home, condo, land, etc. The term "Residential" refers to single family homes only. 2. If you have the MLS number of a property you want to view, this is the only information you have to enter. 3.. It can be helpful to "Specify a location" from the drop down map/list, but not necessary when searching for a particular condominium or subdivision. You can specify more than one location at a time, thereby eleminating areas that are not of interest. 4. To search in just one condominium or neighborhood, click on "More Search Options" and type in the name of that property in the "Subdivision" field (even if it is the name of a Condominium). 5. If your "Subdivision" search yeilds no results, first check for correct spelling on the "Subdivision" name. If you are not sure of the spelling, as long as you use the correct wording and spelling at the beginning of the name, you can try typing only part of the name. For example, to find something at "Tides at Tops'l", just type in "Tides". When a subdivision or condominum property begins with "The", as in "The Tides at Tops'l", try leaving the word "The" off. Sometimes when subdivisions register with multiple listing they do not include the word "the" - but sometimes they do. When searching for a particular condominium or neighborhood, it can be helpful to "Select a location", if you are sure where it is. This will eleminate the inclusion of properties in other areas with similar names. However if you select the wrong area, even if you have the subdivision name correct, you will get zero results because the search is restricted to the wrong area. 6. If you are searching only waterfront property, be sure to check the type of water front you want under "More Search Options". 7. When using the "More Search Options" feature, scroll to the bottom to press "search now" rather than the button at the top part of the screen to make sure you include such search criteria as "Subdivision" and "Waterfront". -OR- Contact me with your property requirements to receive custom search results with full property details via email.
